Terms & Conditions of Auction: Bank Letter Required to bid. 5% down within 24 hours from auction ending, (guaranteed funds only). Down payment is non-refundable once offer is accepted. Closing deadline is no later than Dec. 5, 2025 The offer will be written on a Wisconsin approved “Offer to Purchase” form drafted by the listing broker. Buyer agrees to accept property "AS IS, WHERE IS" with NO contingencies. Seller has filled-out a Disclosure Report on vacant land, buyer agrees to accept. Guaranteed clear title on all parcel. Seller’s Title Policy provided. Standard WI closing costs apply to buyer & seller.
Auction with Reserve: The seller has 3 days to accept, reject or counter all offers. During this period the seller will NOT entertain other offers. Upon completion of the auction the auction co. will contact all winning bidders. Plan on meeting the next day so that we can fill out offer to purchase form and collect down payment.
Buyer’s Fee: A 2% Buyer's Fee will be added to the final bid to determine the purchase price. (example – if you win the bid at $50,000 add 2% which puts the purchase price at $51,000)
Fixed Bidding Platform: which means that the amount you bid will be the actual bid price. If there is active bidding when times expires the auction will continue in 2-minute periods until no bids are placed. It is important to "refresh" your computer often and have high-speed internet! We encourage you to place your highest bid early and not wait until the last minute! If you wait until the last minutes you risk computer/connection issues. Bank Letter: We require “proof of funds” or a “financing preapproval letter” from your lender. A preapproval letter from your lender must be specific to the property you plan to buy with NO continencies of any kind and state that you are able to close within 45 days. We do not accept preapproval letters that are downloaded from the internet often with contingencies. Keep in mind that we are requiring 5% down – nonrefundable. Proof of funds may be a bank statement or financial statement provided by your banker or broker…..basically we want to know that you have funds available to close within 45 days. Our purpose for qualifying bidders is to assure everyone involved that all bidders are qualified buyers.
